OUR PROCESS

We understand that building and renovating can often be a challenging and overwhelming time for our clients, which is why we'll be there every step of the way to guide you and support you. 

Building and renovating your home can be an inspiring and exciting time as you begin to see your ideas and dreams start to take shape. Nevertheless it can also be stressful and challenging with all the decisions and procedures that need to happen to turn your dream home into reality.

 

So we’ve done our best to create a hassle-free, easy to follow process to ensure you understand every aspect of your project and minimise any building concerns you might have.

1. SITE MEETING

​

We’ll meet with you on site to discuss your visions and review any concept drawings you may already have, either of your own or from an architect or speak to us about how we can help you with your design.

 

 

During the meeting we’ll chat to you about your overall building goals and allocated budget as well as any technical building or design details your project will encompass i.e.

  • Exterior and Interior design

  • Excavation and Retaining requirements

  • Site Access

  • Plumbing & Electrical requirements

  • Flooring

  • Features & Finishes

  • Window & Door Furnishings

  • Kitchen Cabinetry

  • Kitchen Appliances, Fixtures and Accessories

  • Bathroom Design, Fixtures, Fittings and Accessories

  • Outdoor Patios & Decks

  • Fencing

  • Soft & Hard Landscaping

2. PRELIMINARY BUDGET

​

Based on our discussion with you, we’ll do a take off to work out material and labour estimates and provide you with a Preliminary Budget for the project.

 

We will also provide you with alternative products and solutions so you can make an informed decision that fits within your building vision and allocated budget.

3. SCOPE OF WORKS FINALISED

​

Once the Preliminary Budget has been reviewed and approved, its time for you to get your full working drawings finalised by a draughtsman, architect or engineer depending on the requirements of your project. Contour Surveys and Soil Tests may also be required at this stage.

 

The full working drawings, tests and survey results will provide us with more detailed information to be able to give you a more accurate total cost for the project.

 

If you don’t have a contact for either of these services, we’d be happy to refer you to one of industry contacts or make the arrangements on your behalf.

4. CONTRACT PREPARATION & APPROVAL

​

Your Preliminary Budget will then be adjusted based on the working drawings and additional information provided to give you a formal contract price for the project.

 

The official contract along with the working drawings will then be submitted to your local council for Building Certification and approval.

5. BASE STAGE

​

This is the official start of your home transformation. We’ll prepare the project site by clearing any debris, trees or rocks and levelling or retaining ground levels. Footings, Trenches, Concrete slabs and in ground drainage are then prepared ready for the next stage.

​

6. FRAME STAGE

​

Now is when you really start to see your home take shape, with floor systems, wall frames and roof trusses erected.

 

The Electrician and Plumber will do their rough-ins, running pipes and wires through the interior walls, ceilings and floors. Any heating, ventilation and air-conditioning system work will also be prepared at this stage.

7. LOCKUP STAGE

​

Any brickwork, cladding, roofing, external doors and windows are installed to allow you to effectively ‘lock up’ the house.

​

8. FIXING STAGE

​

At this stage, insulation (if required) is installed into the wall and ceiling frames and the plasterer begins work on the internal walls, installing plasterboard and preparing the surfaces for painting. Once the plastering has been completed, the walls get a finish coat of paint or are wallpapered where applicable.

 

Wet areas (bathrooms etc) are waterproofed in preparation for tiling and skirting boards.

 

Electrical and plumbing fit-offs are completed with light fixtures, outlets and switches as well as any prime cost items such as tapware, baths, mirrors, vanities, shower screens and other accessories being installed at this stage.

 

Interior doors, door casings, windowsills, moldings, architraves, stair balusters and other decorative trim are then installed, along with cabinetry and bench tops.

​

And finally, your selected flooring (tile, timber and/or carpet) will be laid.

​

9. EXTERIOR FINISHES

​

If you’re having any soft or hard landscaping done, this is where it happens. Trees, shrubs and grass are planted and other exterior landscaping works completed.

 

Any external render or painting will also be completed along with driveways, walkways and patios.

10. PRACTICAL COMPLETION & HANDOVER

​

Your dream home is now ready for you, your family and friends to enjoy!

 

On the day of settlement we’ll meet you onsite to hand over the keys and walk you through your new home to familiarize you with its features and the operation of any new systems and components we’ve installed.
